Taking a house back to brick and rebuilding it properly is a different job from decorating it. Hawk Builders runs full refurbishments as a single managed project, in the right order, with one number to call.

Renovations go wrong when trades are booked piecemeal and each one turns up to find the previous one has not finished. We sequence the whole job — strip-out, structure, first fix, plaster, second fix, finishes — so the programme holds together.
That includes the parts nobody enjoys paying for and everybody regrets skipping: drainage, damp, insulation and the electrical work behind the walls.

Final decoration and some finishes are commonly handled by the client. Where that is the arrangement, it is written into the quote rather than left to be argued about at the end.

Either. Most clients want the whole job managed as one contract — materials, trades and programme sequenced so the work does not stall waiting on itself. We also take on defined packages, such as structural work or groundworks only, where the rest is already covered.
Quotes are itemised rather than a single figure. They set out the construction works covered — demolition and waste removal, groundworks and foundations, structure, roof, drainage, first and second fix, plastering and making good — alongside the assumptions the price is based on, such as foundation depth and the specification of materials.
The point of itemising is that you can compare it properly against another builder's price, and see where two quotes differ rather than just which is lower.
Yes, and many clients do. Where you supply an item, we fit it and handle the plumbing and electrical connections behind it.
Every quote lists each item individually and states who supplies it and who fits it — including the easily-forgotten ones like adhesive, grout, trims and silicone. That split is agreed in writing before work starts. It varies from project to project, so it is confirmed for your job specifically rather than assumed from a standard list.
It depends entirely on scope, access and how much is unknown before work opens up. A bathroom is a different order of magnitude from a two-storey extension.
Rather than quote a generic figure here, we give you a programme with your quote, based on your actual drawings and site.
