What areas do you cover?
Hawk Builders works across London — Central, North, South, East and West, borough to borough. If you are on the edge of the city and unsure whether you are in range, call and ask; it is a quicker answer than guessing from a map.
Do you charge for a quote?
No. Quotes are free and come with no obligation to proceed.
What does your quote actually include?
Quotes are itemised rather than a single figure. They set out the construction works covered — demolition and waste removal, groundworks and foundations, structure, roof, drainage, first and second fix, plastering and making good — alongside the assumptions the price is based on, such as foundation depth and the specification of materials.
The point of itemising is that you can compare it properly against another builder's price, and see where two quotes differ rather than just which is lower.
Can I buy my own kitchen, tiles or sanitaryware?
Yes, and many clients do. Where you supply an item, we fit it and handle the plumbing and electrical connections behind it.
Every quote lists each item individually and states who supplies it and who fits it — including the easily-forgotten ones like adhesive, grout, trims and silicone. That split is agreed in writing before work starts. It varies from project to project, so it is confirmed for your job specifically rather than assumed from a standard list.
Do you handle Building Control and structural sign-off?
Yes. Structural work, extensions and loft conversions are built to the structural engineer's design and inspected by Building Control at the required stages, including testing and certification of the works we carry out.
Where Building Control asks for something beyond what your quote assumed — additional foundation depth is the common one — you will be told before the work is carried out.
Do you work from architect's drawings?
Yes. We build from your architect's drawings and the structural engineer's calculations, and coordinate with both during the build.
If you do not have drawings yet, say so at the enquiry stage. We will tell you what you need and when you will need it, rather than starting and stopping later.
Can you manage the whole project, or just parts of it?
Either. Most clients want the whole job managed as one contract — materials, trades and programme sequenced so the work does not stall waiting on itself. We also take on defined packages, such as structural work or groundworks only, where the rest is already covered.
How long will my project take?
It depends entirely on scope, access and how much is unknown before work opens up. A bathroom is a different order of magnitude from a two-storey extension.
Rather than quote a generic figure here, we give you a programme with your quote, based on your actual drawings and site.
Who will I be dealing with?
Lovely handles enquiries, quotes and updates from the first call through to handover. There is no call centre and no rotating account manager — you deal with the same person throughout.
How do I get started?
Call or WhatsApp, or send the enquiry form with your postcode and a description of the project. Photos or drawings help enormously if you have them. We will talk it through, arrange a site visit where it is useful, and put together an itemised quote.
