House extensions across London

A well-built extension changes how the whole house works. Hawk Builders takes an extension from excavation and foundations through structure, roof and services to a finished, decorated room.

House extensions by Hawk Builders in London

Most extensions we build are on standard London housing stock — Victorian and Edwardian terraces, 1930s semis, post-war housing — where the constraints are always the same: tight access, party walls either side, and a garden that has to survive the process.

We work from your architect's drawings and the structural engineer's calculations. Where you do not have drawings yet, we will tell you what you need and at what stage, rather than starting work and discovering the gap later.

Scope

What an extension build covers

  • Demolition, site protection and waste removal
  • Excavation and foundations
  • Concrete, reinforcement and DPC/DPM
  • Structural steel, connections and padstones
  • Blockwork and facing brickwork, matched to the existing house
  • Complete roof construction, fascias, soffits and rainwater goods
  • Drainage, including soakaways where required
  • Insulation and structural timber
  • Electrical and plumbing first fix
  • Plasterboard, plastering and making good
  • Underfloor heating within the extension where specified
  • Scaffolding, temporary works and final site clearance

Before you commit

Exactly what is included, what you supply for us to fit, and what falls outside the price is set out line by line in your quote before anything is agreed.

Questions

About house extensions

What does your quote actually include?

Quotes are itemised rather than a single figure. They set out the construction works covered — demolition and waste removal, groundworks and foundations, structure, roof, drainage, first and second fix, plastering and making good — alongside the assumptions the price is based on, such as foundation depth and the specification of materials.

The point of itemising is that you can compare it properly against another builder's price, and see where two quotes differ rather than just which is lower.

Can I buy my own kitchen, tiles or sanitaryware?

Yes, and many clients do. Where you supply an item, we fit it and handle the plumbing and electrical connections behind it.

Every quote lists each item individually and states who supplies it and who fits it — including the easily-forgotten ones like adhesive, grout, trims and silicone. That split is agreed in writing before work starts. It varies from project to project, so it is confirmed for your job specifically rather than assumed from a standard list.

Do you handle Building Control and structural sign-off?

Yes. Structural work, extensions and loft conversions are built to the structural engineer's design and inspected by Building Control at the required stages, including testing and certification of the works we carry out.

Where Building Control asks for something beyond what your quote assumed — additional foundation depth is the common one — you will be told before the work is carried out.

Do you work from architect's drawings?

Yes. We build from your architect's drawings and the structural engineer's calculations, and coordinate with both during the build.

If you do not have drawings yet, say so at the enquiry stage. We will tell you what you need and when you will need it, rather than starting and stopping later.

What areas do you cover?

Hawk Builders works across London — Central, North, South, East and West, borough to borough. If you are on the edge of the city and unsure whether you are in range, call and ask; it is a quicker answer than guessing from a map.
