Garden rooms and outbuildings

A garden room only works year-round if it is built like a building — real foundations, real insulation and a proper electrical supply — rather than a shed with a desk in it.

Garden rooms & outbuildings by Hawk Builders in London

We build outbuildings on proper foundations, insulated and clad to last, with a dedicated electrical supply run from the house and its own consumer unit where required.

Composite cladding is the usual specification: it holds up to London weather without the maintenance cycle timber needs.

Scope

What an outbuilding covers

  • Excavation and foundations
  • Structural frame and roof construction
  • Insulation throughout
  • Composite cladding, supplied and fitted
  • Electrical supply from the house, consumer unit and second fix
  • Internal boarding, plastering and making good
  • Internal door installation
  • Flooring installation
  • Drainage where required

Before you commit

Heating specification for outbuildings varies and is priced separately — it is agreed in writing rather than assumed.

Questions

About garden rooms & outbuildings

Can I buy my own kitchen, tiles or sanitaryware?

Yes, and many clients do. Where you supply an item, we fit it and handle the plumbing and electrical connections behind it.

Every quote lists each item individually and states who supplies it and who fits it — including the easily-forgotten ones like adhesive, grout, trims and silicone. That split is agreed in writing before work starts. It varies from project to project, so it is confirmed for your job specifically rather than assumed from a standard list.

What does your quote actually include?

Quotes are itemised rather than a single figure. They set out the construction works covered — demolition and waste removal, groundworks and foundations, structure, roof, drainage, first and second fix, plastering and making good — alongside the assumptions the price is based on, such as foundation depth and the specification of materials.

The point of itemising is that you can compare it properly against another builder's price, and see where two quotes differ rather than just which is lower.

Do you handle Building Control and structural sign-off?

Yes. Structural work, extensions and loft conversions are built to the structural engineer's design and inspected by Building Control at the required stages, including testing and certification of the works we carry out.

Where Building Control asks for something beyond what your quote assumed — additional foundation depth is the common one — you will be told before the work is carried out.

What areas do you cover?

Hawk Builders works across London — Central, North, South, East and West, borough to borough. If you are on the edge of the city and unsure whether you are in range, call and ask; it is a quicker answer than guessing from a map.
